Port Wentworth Housing and Retail Study

In 2023, the Department of Economic Development commissioned an in-depth study, by KB Advisory Group, to achieve a baseline macro and micro view of the City’s Housing and Retail offerings, as well as a Baseline Demographic and Employment Assessment.   Some Key Highlights of the Reports include:
  • The Median Age for Port Wentworth is 35 years old.
  • Millennials are the single largest cohort in Port Wentworth, at more than a quarter of the population
  • Two thirds of households in Port Wentworth do not have children present.
  • Over 70% of residents in Port Wentworth, have at least some college education.
  • The Median Income of Port Wentworth is $89,000.
  • Port Wentworth has added more than 4,000 housing units of all types since the year 2000, with a marked increase from 2010 onwards.
  • Housing costs in Port Wentworth have increased substantially in the past five years, with home sale prices and monthly rents increasing by more than 50% for houses, and 25% for apartments.
  • Since 2018, home sales prices in the city have increased by nearly $100,000, to a current amount of about $275,000. Homes prices in downtown have also increased at a similar rate to the city overall.
  • Rents in Port Wentworth experienced a sharp increase after the COVID 19 pandemic, to about $1,600 per month currently.
  • Renters in Port Wentworth tend to be younger by a considerable margin.
  • A third of renters in the city are under the age of 35, while another almost half are between the ages of 45 and 54, and none above the age of 74.
  • Homeowners, meanwhile, are relatively evenly distributed across age groups, with the largest portion belonging to the 45 to 54 cohort.
